This is a sample letter.  Remember to keep it short, simple, date it and sign it !!  Typical items you may want to let the bank know about may include job loss, reduced income, heath issues/medical expenses, divorce or separation, alimony or child support not being paid, unemployment , caretaking of other family members.

My husband and I purchased the property at 555 Primrose Lane in July 2006.  It was truly our dream home.  Our family very much enjoyed living there.  The schools are great for our children and we loved the nearby park.  I had a stable career and my husband was in the military.

Since that time, however, we have begun having financial difficulties that I never imagined would happen to us.  My company was purchased in an acquisition and they began a series of layoffs to cut costs.  In 2009 I was asked to take a 10% pay cut in order to keep my position.  About the same time my husband retired with 20 years in the Navy.  We never expected that it would be so difficult for him to find a new job.  Little did we know he would be searching for a position in one of the worst economies since the depression.  Although we have his Navy retirement, our incomes are no longer sufficient for us to make the mortgage payment.

We have always had good credit and are devastated to find ourselves in this position.  Please consider our request for a short sale.
